GreenRideau Environmental Solutions Inc. (GreenRideau) is specialized in conducting Phase I and II Environmental Site Assessments (ESAs) for all types of properties in accordance with either Canadian Standards Association standard (Z768-01 for Phase I ESA and Z769-00 for Phase II ESA) or Ontario Regulation 153/04 ( O. Reg. 153/04) as amended.
Phase I ESA
A Phase I ESA is a nonintrusive assessment, i.e., no subsurface soil and groundwater sampling and testing will be conducted. A Phase I ESA is similar to a PELS but collects more historical data and search more databases to determine the potential environmental liability associated with the property. A Phase I ESA will also assess the potential environmental impacts from neighbouring properties, as required by the CSA standard or O. Reg. 153/04. The findings and procedures of a Phase I ESA will be documented in a Phase I ESA report that can be used to support the loan application, property appraisal, land development, building permit application, etc. A typical Phase I ESA consists of the following tasks:
- Historical Data Collection
- Site Reconnaissance
- Interview
- Data Evaluation
- Reporting
Phase II ESA
A Phase II ESA is conducted to confirm or refute the presence of contaminants at levels exceeding the applicable site condition standards on a property. The scope of a Phase II ESA typically consists of:
- Subsurface Utility Clearance
- Borehole Drilling and Monitoring Well Installation
- Soil and Groundwater Sampling and Analysis
- Data Evaluation
- Reporting
